We are so happy that you chose us for your Frio River Vacation.
Please read over our policies.

Reservations & Cancellations:

Guests should expect a deposit withdraw upon making their reservation that is equal to the nightly rate. The remaining balance will be paid upon check in.

Cancellations outside of 2 weeks will be charged 20% of deposit amount.
Cancellations inside 2 weeks will be charged for one night.
Cancellations the day prior or the day of will lose the entire cost of the stay.
We cannot make exceptions to cancellations due to family emergencies or weather.


We are a family friendly rental company.
All bookings must be made by a responsible person that is at least 25 years of age and he/she must be present, at the lodge booked, throughout the entire stay.
Under age renters will be the absolute responsibility of the person that booked the room.
Groups that consist entirely of ages 24 and under, will be asked to leave with no refunds.
Any exceptions to this rule will need to be discussed with owners prior to booking.


For guests renting rooms that are pet friendly or guests with service animals, please agree to the following pet policies.
Pets are welcome for $20 per day regardless of size.
Pets that leave friends behind (pets not on flea/tick meds) will be charged $200.
Pets over 35 lbs are not permitted.
Not registering your pet will result in $200 fee.
Pets must be kenneled in room while owners are out.
Pick up and properly dispense of all pet waste on the property.
Pets are not allowed at pool area and must be on a leash while out on the property.
Sweep up any shedding, water from bowl, or food in room before departure.
No Pets on furniture, no exceptions (covering bedding/furniture is not an exception)
Pet owners will be responsible for their pets entirely, including cleaning up 100% after pet.
Any costs endured by us for your pet will be doubled and charged to the credit card on file.
Our pet fines will reach $400 for guests that do not abide by our Pet Rules.
Some of our guests are sensitive to pet dander and we go above and beyond to clean our rooms for everyone to have a relaxing and comfortable stay. Please help us continue being pet friendly.

About Frio Springs

Bradley and Dallas Hart are the owners of Frio Springs Lodges and The Historic Leakey Inn. We very much look forward to your stay with us! We have three great kids, Hailey, Haden (they attend college at TAMU) and Karson (Leakey ISD) and our dog Max, the boxer. Bradley worked in the corporate restaurant business for years, opening stores for Brinker Intl. We had an opportunity to open our own restaurants (3 of them) until a fire put us in a whole new world. Things must happen for a reason. We continued to move forward and with many prayers, God guided to the lodging business. We love it. Thanks for reading, I hope it was interesting enough.
